A mail-ready list of the homes that changed hands last week — new owner's name, property and mailing address, sale date and price — compiled from county recorded deeds. Days after closing, not weeks.
New owners buy gutters, blinds, security, lawn care, pest control, painting, flooring and insurance in the first few months — and they have no favorite provider yet. Being the first postcard in the mailbox is the whole game.
Buyers of existing homes spend about $7,400 on repairs and improvements in the first year versus $4,300 for non-movers, per NAHB analysis of federal spending data. One survey of recent movers put first-year spending near $11,800.
Roughly nine in ten recent movers say they are open to new brands and new service providers after a move. Nobody has earned their loyalty yet — the first good offer wins.
A deed gives you a real name and a real mailing address. No cold lists, no guessing from "current resident." Personalized mail to a named new owner is the highest-response direct mail there is.
We do the courthouse work so you never have to.
When a home sells, the deed is recorded with the Clackamas County Clerk. We pull every residential ownership change from the county's records every week.
Names become mail-ready ("Kyle & Amanda Petersen"), addresses are standardized, non-sales (refinances, family transfers, easements) are removed, and each record gets a lead score and plain-English notes.
Your list arrives as Excel and CSV, ready for a mail house, Lob, Click2Mail, or your CRM. You only ever get each property once.
Twenty-two columns, the same every week, so your mail-merge template never breaks. Here is the format (sample rows below are fictional):

Deeds recorded with the Clackamas County Clerk and property records from the County Assessor & Tax Collector — public records obtained under Oregon's public records law. We don't scrape listing sites, and we don't buy from national data brokers. See our data sources.
The county indexes a deed within about two business days of recording. Your Monday list covers deeds recorded the prior week, plus any late arrivals you haven't received yet. Most records are 3–10 days old when you get them. National "new mover" lists typically run three to six weeks behind.
Clackamas County sees roughly 5,500–6,500 residential sales a year, so expect about 100–125 new owners most weeks, fewer around the holidays and more in summer. Pro subscribers can narrow to specific ZIP codes or cities.
No. Deeds don't contain them, and appended phone/email data creates Do-Not-Call and spam-law risk for you. Our lists are built for postcards and letters — the channel new owners actually read.
Refinances, deeds of trust, easements, liens, and transfers between family members or into the owner's own trust. Investor and company purchases are included but clearly flagged (Pro subscribers can exclude them).
No. Fresh Deeds is not a consumer reporting agency and the lists are not consumer reports. They may not be used to decide anyone's eligibility for credit, insurance, employment, housing, or anything else covered by the Fair Credit Reporting Act. See the Terms.
Point them to freshdeeds.com/optout. We suppress them from every future list within a day, and we ask our customers to honor removal requests they receive directly.
